My House Isn’t Selling – What should I do?

First a month goes by. Then two. Now it’s been 60 to 100 days on the market, and you still haven’t gotten the interest or offers you were hoping for.

It can be a tough pill to swallow. Even if you, your realtor, or an appraiser think your home is worth more, market demand—or lack thereof—can hit you with a reality check.

But don’t lose hope. Here are a few things to consider if your home hasn’t sold yet:

Check Market Conditions

How long does it typically take for homes to sell in your area? A quick Google search can give you a rough idea, but a knowledgeable real estate professional can provide more detailed, local insights. For example, in southeast Georgia, we’ve seen a slowdown in areas like Pooler and Port Wentworth, while Savannah, Ellabell, and Guyton (just a quick drive away) are still showing strong activity.

Factor in Seasonal Market Changes

Your 3-bedroom, 2-bath home may be perfect for a young family—but if it’s September and school is already in session, interest will likely be lower compared to late spring and summer. Families moving for school districts (like in Richmond Hill, GA) usually shop for homes earlier in the year.

The same goes for vacation properties. A beach house may command top dollar in the summer, but it’s harder to get premium offers when it’s 40 degrees and raining. Different homes “show” better at different times of the year, so timing matters.

Address Renovation Needs

Are you hearing the same feedback from potential buyers?

  • The walls need fresh paint.
  • The roof needs repairs.
  • That tree is leaning toward the house.
  • We want a move-in ready home.

Most buyers don’t want the stress of moving and coordinating renovations at the same time. Even small fixes can seem overwhelming, and new builds in the area (especially when builders offer discounted mortgage rates) make it even harder for a dated home to compete.

Reevaluate Your Realtor

Some realtors exaggerate an “expected selling price” just to win your listing. If it’s been 60+ days with little to no activity, it could be an issue with pricing—or poor marketing.

As a home-buying company active across southeast Georgia, we can usually tell the difference between a great realtor and a part-time “friend-of-a-friend” who doesn’t know how to get top-dollar for your home. If you notice sloppy mistakes—like spelling errors or incorrect square footage—consider moving on. If they can’t handle the small details, can they really be trusted with your biggest financial asset?

Before terminating your listing agreement, always check the fine print. Some contracts entitle the realtor to commission under certain conditions, even if you cancel.

Consider a Cash Sale

You might be thinking: “Won’t I just get lowballed?” or “Aren’t cash buyers shady?” Unfortunately, both scenarios can happen with unethical investors. But not all cash companies operate that way.

Whether you work with us or someone else, here’s what to look for in a reputable cash buyer:

  • A verified business with a local location on Google Maps with real Google Reviews
  • Photos or videos of their team meeting clients in person (avoid companies that make offers without ever visiting the property)
  • Presence in your community (for example, Home Buyers of Savannah is veteran-owned, a member of the Better Business Bureau, and actively involved in the community)
  • Real people with real names
  • A confirmed relationship with a local, reputable closing attorney
  • Previous projects in your area that demonstrate their local expertise
